Holiday Inn Express, Middlesbrough
Conversion/refurbishment of a vacant 4 storey derelict office building into a 138 bed hotel including 2 ground floor retail units.
The building had stood empty for almost 20 years. The new hotel utilises some of the original retail space on the ground floor to accommodate the hotels reception, kitchen and restaurant, with the upper floors providing the 138 bedrooms and associated back of house facilities.
The neighboring buildings were predominantly listed and this meant that the development took this into consideration by respecting the character of these buildings which occupy the town centre location.
The work involved provision of numerous services:-
- Risers to suit the new bathroom pods.
- Provision of new staircases,
- Infill of existing stairwell voids.
- Provision of new façade
- Provision of new roof plant grillages.
Complete new foul drainage system with extensive coordination to avoid clashes with existing utility services and foundation.
