Citispace is an innovative development of 286 apartments and retail units in Leeds City Centre. Phase III completes the project and is a nine storey new build residential block with undercroft car-parking.

The Citispace concept is designed to provide ergonomic comfort and compact accommodation for the first time buyer and key worker markets. Built using modular construction technology, the units are craned onto a steel grillage frame spanning over the car-parking areas. The modules are built off-site by Britspace in factory conditions, creating vast improvements in quality control over traditional, on-site methods of construction and everything from bathrooms and kitchens, to carpets and furniture can be installed in the units before delivery to site. Furthermore, this system provides benefits in programme (the units are manufactured concurrently with the foundations and other enabling works and delivered to site on a JIT basis) as well as eliminating or minimising many of the Health & Safety risks associated with on-site construction activities.

3e have worked with A2B, Britspace and the Client to develop a modular unit which is structurally efficient - column sizes on the lowest floor are only 100mm square - to maximise internal floor space and provide economies of scale in manufacture, whilst maintaining design flexibility so that the concept can be adapted to suit varying apartment layouts and site constraints (Phase I & II involved two floors of modules being supported by an existing building structure). The module floors, ceilings and walls consist of cold-formed steel sections, which allow very accurate manufacturing tolerances, with hot-rolled steel columns. The entire structure is galvanised to minimise future maintenance.
