3e worked with GMI Construction on the £20M regeneration of a former dye works. The project comprised of a hotel, commercial and retail units, a Marston’s pub and a Costa Coffee shop along with ancillary facilities. The site required remediation of contamination resulting from the long history of chemical and dye production.
3e carried out an extensive geo-environmental investigation at an early stage. This indicated that toluidine contamination of the soils in the eastern part together with lower level metals and hydrocarbon contamination in the general made ground. This was deemed to require remediation prior to development. 3e discussed the contamination issues with the local authority environmental health officer and Environment Agency and negotiated site-specific remedial target values to provide a robust, cost effective solution for GMI.
The remediation works were carried out by MEL (UK) Ltd. for GMI and overseen by 3e Consulting Engineers. The toluidine contaminated materials were delineated, separated and treated under a mobile plant licence by ex situ chemical stabilisation. This involved the addition and mixing of cement and an oxidizing agent to the soils in a controlled manner. In total some 1300m3 of toluidine impacted soils were stabilised and placed beneath an area of hard cover.
The site was also re-profiled using traditional earthworks to provide a suitable platform for development. 3e have also carried out the civil and structural works for the overall development of which the first phase is nearing completion
